Manager’s Report 9.22.17

Well Golden Vista, we can honestly say goodbye to summer as today is the first day of fall. Of course, here in the valley it takes a little longer for the weather to realize that but we have been enjoying some nice upper 90s weather which is very nice for us this time of year. We’ll take it.

I’d like to bring up again many of the projects that have been accomplished just as a recap of the progress that has happened this summer. When you return you will find new pool decking all around the large pool and even up on the raised area between the pool and the shuffleboard courts. The decking was done in June and looks amazing!

A new metal roof was put on building D which is the building on the east side of the large pool. It will be quite a noticeable change when you return. The remaining shuffleboard courts that needed repair have been completed as of last week and those are looking very nice.

Also in June, the west tennis courts were replaced and both old and new courts were repainted. This was another much-needed improvement and the courts look great! Several streets throughout the resort were seal-coated and 5 main water valves were replaced. The annual tree trimming came not any too soon in June and was completed in about 3 weeks.

We replaced 3 fixed speed pumps in the pool pump room with variable speed pumps as approved by the board of directors and have seen a much-needed improvement in performance. We also made some repairs to the archway over the west entrance to the main complex, and the exterior of all the common buildings has been painted. We’re replacing the housing that covers the large pool cover on the south end of the pool, and we widened the area on the south side of the stage in the ballroom for easier access.

We continue working on the street curb numbers and will not stop until all of them are newly painted. Landscape is working on some beautification around the pool area and I will have pictures of that for you once the project is completed. We have also cleaned up the shuffleboard tower, put in new carpet and painted it.

Many more improvements have been completed this summer, and several maintenance needs have been met. In the office, we have continued honing our software that will integrate not only the office information for residents, etc. but now ARC is also linked in as well as maintenance. This will affect work orders and maintenance requests as they will now all be entered into the same system which will allow for much more efficient communication and follow up to eliminate any cracks in our system. This coming season will be the testing ground of how much more efficient this system will help us to be. We’re expecting success.

New grass will be going in soon in the retention area and I will give you all a heads up when that is about to happen. Allow me to remind you all as you start planning your trek back this way that 2 positions will open up on the Board of Directors in February, so during your long drive or flight, think of how you can possibly help the resort by bringing your talents to the Board table.

I have heard from the City of Apache Junction regarding the sidewalk that is going in on Baseline road. We still have not been given a date at this time but they assure me it will be soon.
